Should items that dont pertain to the HUD Statement be included in the Certification Form

I am wondering if an item that does not pertain to the HUD Statement should be placed in the middle of this document by the Title Company to be signed by Buyer and Seller who are assuming it is only about the HUD Statement. This would be a cash deal without a bank requiring the certification.

Not on the actual HUD Statement but among information that the Buyer and Seller are verifying everything on the HUD Statement. Form titled Buyer/Seller Certification.

@Carol Judd That’s probably nothing to be concerned about, Carol, likely just a way of title company covering themselves from potential legal issues with undisclosed liens, etc. I wouldn’t worry about it.

It would be highly uncommon to include any non settlement related items on a HUD, whether or not a loan is involved. Any contract amendments should be done via a formal addendum to the sales contract, versus simply typed on the HUD.
