reinstatement of title deed to my name

I am negotiating a settlement with a 2nd lien holder on my home who took the title/deed to my home at a foreclosure. They are willing to reinstate the deed/title back to me at closing on a new loan agreement. What type of deed transfer document should be signed to protect me and ensure that this is in fact reinstating the deed fully back to my name on the new loan?
