Not sure exactly what the question is, but in general, one spouse can refinance a loan that two are currently on, assuming the remaining spouse has adequate credit, income, and debt to income ratios to qualify for the loan by him or her self. Please note that if there are tax, child support, or other liens on the property from the spouse who will not be on the new loan, those will have to be satisfied, cannot be disregarded simply because someone is being refinanced off the mortgage!
