First question is whether they are just a servicer, or if they even write loans at all. You are not required to go through your current servicer to do a HARP loan, although sometimes they have more relaxed guidelines on equity, appraisals, and income documentation needed. Of course, lenders also often charge higher rates to these clients since the borrowers may not have other options. Many loans are now serviced by companies that do not write loans, leaving their clients with no choice but to find a new lender who will do their loan. I write HARP loans for clients from many lenders all the time, as do many loan officers. We just have a different set of guidelines to deal with, some loans will meet those stricter guidelines while others won’t.
