Certainly possible to remove a borrower from a loan, assuming the remaining borrower can qualify based on credit and income. However, if you’re in a community property state, you can’t just do a quit claim (if hubby would sign one) and take hubby out of the picture. As long as you’re married, he has spousal rights to ½ the home. You’d have to get new deed as “Jane Doe, a married woman”…..if son is 18, he could be added to title, assuming hubby would consent.
It’s quite possible to remove your husband’s name and add your son’s name, if your son isn’t minor then surely can be added to the title. But what making you change the title and bringing your son into it, let him carry on with his career and why are you snatching those spousal rights from your hubby.
