USDA loans can only be used to finance real property. If you do not own the property upon which the home is situated then you can not finance it with a USDA loan. If you own the property where the mobile home is located then the mobile home title must be surrendered and the mobile home made a permanent fixture to the real estate. The home must also meet HUD’s manufactured home standards and other requirements.
