How to terminate a Realtor buyers agreement

Can a person fire a buyer’s agent or terminate a sales agreement with a simple YOU’RE FIRED? Is the buyer’s agreement only good for properties that an agent introduces you to? I understand that if you go and buy a property that the agent introduced to you behind there back, then you have a problem. They showed you the property and they should get paid. But what if you find a property that is being sold privately “without having the agent introduce the property”. Would you be able to terminate the contract and purchase the property that you found on your own? We expressed our concerns about privately sold properties to the agent before signing the buyer’s contract. The agents reply was to say “I give you my word that I will release you if you find a privately listed property”, which he is now not following through with. Now saying we would owe him the commission.

In most cases, a call to the agent’s broker can help remedy this situation. If it doesn’t, a mention of a call to the state board of realty can also generate more cooperation. Sadly, it appears the agent’s word is worthless (I’d point that out to his broker), and in the future, remember that contracts are best written in their entirety, rather than having verbal components which may later conveniently be forgotten or misinterpreted.
