Lease brokers are paid by the landlord who is getting the benefit from a new leasee.
They are paid on contract and the amount will vary based on property type and if they will be property managing the location as well or not.
Commercial leases are typically triple net leases and they can be for a number of years, in which case the lease broker would be paid a certain amount each year on a monthly basis depending on how the commission is set up to be paid. Typically the amount decreases over the years.
With residential it is typically half to all of the first months rent and 5-10% of the rent paid after that for the life or the lease, this can and will vary from situation to situation.
