Find Out if the House Has Multiple Offers

Besides what my Realtor is telling me… How do I find if the house has multiple offers??? My Realtor is pushing me to offer more because she said the house has multiple offers, but, I don’t think so … Thank you, Miha

Is your Realtor working for you personally (a “buyer’s agent”), or is it the listing Realtor (the one working for the seller)? If it is your agent, a buyer’s agent, there is no reason for her to suggest a higher offer unless she has been told that there are multiple offers. If it is the seller’s list agent, and you think she may be lying, there isn’t much you can do but to follow your gut. It is a shame that anyone would lie, but we all know it happens sometimes.

There really isn’t a way for you to view the other offers – those are not public record – you should just make your best offer, what the house is really, truly worth to you, and see what happens. If you make the best offer that fits your budget, you won’t be disappointed either way.

Consider your pocket book and price limit first and stick to it—period; after the offer and agreed upon sales price, you still have a deposit at typically 3% and your down payment of 20%.  Oh, I almost forgot, and closing costs.  Do not let anyone pressure you into paying more than the property is worth, unless of course, you’re willing to take the risk.  Always trust your instincts.  Insist that your agent not pressure you beyond what your limit is; simply have her submit an offer you are comfortable with. 

Unfortunately, I cannot think of any way you could find out if the house does have multiple offers.  It really doesn’t matter though.  Just make sure that your agent includes an appraisal contingency in the offer so in case the appraisal reveals that the market value is less than the agreed upon sales price, you can renegotiate the price or you can back out of the deal.  So do not sign off on the contingency until you have what you want in a matter of speaking.
