In general, income must continue for more than three years from the closing date to be counted as effective income in qualifying for a residential mortgage loan. If an individual is receiving Social Security disability payments the lender will ask for documentation to show that the disability is permanent, in which case the income will last indefinitely, or, if the disability is short-term or impermanent, to determine if it will last for the requisite three years or longer. There may be documentation a borrower can provide that is not a letter from their physician, but a letter from a doctor documenting the expected length of the disability, and therefore the length of time a borrower is likely to receive disability income, is a common way a lender would document this situation.
