can i be forced to use the sellers title co even if my co is wiiling to meet the same costs? the listing realtor says no deal unless i use his title co.

No. RESPA is clear that the buyer has the choice of title insurance, and that the provision of the owners title policy from a particular vendor may not be a condition of the sale. This is a RESPA violation.
