Fannie mae, freddie mac and government loans…all allow you to include your spouse on mortgage loans in qualifying however, if you seek to have your wife replace you as the sole person on the loan that is only possible in certain scenarios. You need to provide more information for a realistic answer. I recommend you consult a local mortgage consultant or at least one in your State! Generally, you will find a competent consultant is more than happy to answer your question. You are under no obligation to bring your loan to their bank or company. Everyone knows you should be able to compare lenders…usually 3 but at least 2, and make your choice.
