My fiancee and I want to apply for a mortgage loan together… can both of our credit scores & salaries be taken into consideration and get approved for the loan, and purchase a home prior to marriage?

Absolutely. There is no requirement that co-borrowers on a mortgage be married to one another – just as siblings, good friends, domestic partners, or parents and children can buy together, so can you.

You will likely fill out two separate applications for the lender, and have your credit pulled separately, depending upon how co-mingled your finances are at this point (as there will be some privacy laws regarding disclosure of your personal information, even to one another, depending on your state and local laws).

If you are not already living together now, the lender will likely want to see some indication that you both intend to live in the house – in some cases, a simple written explanation or affirmation on your part is enough, and in others, the lender may want to ascertain that the new home is located a reasonable distance from both of your jobs and daily activities. Ask your lender of choice if there is any additional information that he or she would like you to provide to this end.

Also, as an after thought: Make sure you have a frank conversation with each other about all of your past and current financial activities if you have not already done so (you’d be amazed …)
