Would be interested to know where this property is. If it’s in a high cost Fannie/Freddie/FHA area, 700K may not be a jumbo loan. You’ve got a better shot at getting it done if you don’t have to go the jumbo route. Will say that getting comps (and a lender!) for 3 unit properties is tough in most areas due to limited number of those units (especially sold within the last 3-6 months).
